What Type Experience Do You Have?
You want to work with a Realtor that has a proven track record and knows the market. How long have they been a licensed Realtor? Do they work mostly with buyers or sellers? What is their area of expertise? What neighbourhoods to they typically work in?
How Many Homes Have You Sold in My Neighbourhood This Year
Real Estate has many peaks and valleys so it is important to know that the Realtors you are interviewing have recent history in your neighbourhood. If the last time they sold in your area it was a hot market with multiple offers but things have moved over to a buyers market, they might not understand how to handle your listing properly. There is no problem with asking for exact sales numbers by the Realtor and/or their brokerage in your district. How Do You Communicate With Your Clients?
You need to know how often they’re going to update you and how you can reach them. You also want to know how they plan to communicate with you. If you prefer phone calls to email or texts, make sure that they will communicate with you that way.
What’s Your Marketing Plan?
You want a Realtor who can effectively market your property and attract the right buyers. Are they just going to list your property on MLS or they do they have a step by step marketing plan that they are going to implement. In today’s market, it takes more then just placing a sign on the lawn.
How Do You Determine The Listing Price For Homes?
Many Realtors will take a quick look at the comparable sales in the area and come up with a price. There are many methods to pricing a home and you want to ensure you work with someone who will use multiple different ways to make sure they get it right. Current Listings, Recent Sales, Home Price Index and Comparable Home Assessments are just a few that can be used.
What’s Your Availability?
You don’t want to work with a Realtor who is always busy and impossible to reach. How many listings are they carrying currently and how many buyers are they working with? This goes hand in hand with communication but make sure there is a clear plan as to how often you are going to speak.
Are There Any Repairs Or Updates You Recommend For My Home?
You want to ensure that your home shows as well as possible when you list. Should you do a complete kitchen renovation or would changing the faucets, door handles and light switches do the trick? When making changes and updates you want to make sure you only do the ones that have the highest return possible.
Can You Handle My Emotional Breakdowns?
Let’s be honest, you want a Realtor that can handle your emotional ups and downs. You want a Realtor that is supportive and empathetic. Selling a home can be difficult and you certainly want someone representing you that you mesh well with.
What Sets You Apart From Other Realtors In The Area?
Some people find this a difficult question to ask but it’s a critical one. You want to ensure the Realtor you choose to represent you understands what other people are doing in the marketplace and has ensured that they are at the leading edge of marketing your home.
